How do I know the prize will remain trough the time?

It will not. Every year, raises acording to the CPI in Spain, like any other rental. However, it's a common increase, for a 4% per year. You can check on the wikipedia last 10 Years raises. In Spain, every property rental/ comes attached to the CPI, so it's a normal procedure for rental, and it's objective is that the prize increases acording to the economy. The Index is given by a non profit authority. It's calculated on a yearly basis.

Can I rent the domain to others parties afterwards?

No. The use is limited to the contract beneficiary.

Is it safe?

Indeed. Domain renting is new, but real. The domain points wherever you want as long as you keep the payments up to date.
